Some costs associated with purchasing a home are:

  • Land Transfer Tax = 1% of the first $200K and 2% of the balance of the sale price of your home is due to the provincial government upon completion. There is no charge for first time home owners if you purchase a home under $425K.
  • Lawyer or Notary Fees: You will need to hire either of these professionals to convey the property for you. The fees with change depending on who you use. Set aside $1000.00 for this (it may be less).
  • If you are buying a brand new home, HST will apply after July 2010 and GST will apply before this. This is complicated and speaking with your accountant would be prudent.
  • Moving costs: Truck rental or moving company fees, move in fees for some condo buildings will apply.
